Grand Lofts
-BQE performed Structural Design to convert this historic twelve story structure
into luxury lofts. Design involved converting basement into parking, adding a brand new
parking floor between basement and 1st floor. The most challenging part of this design was
to cut six columns at the basement that supported twelve story loads and carry their loads
via new transfer girders to adjacent foundations. |

eight story structure into an assisted living facility. Design involved careful placement
of new concrete shear walls to work around the architectural and historic fabric of the

Cooper Arms Apartments, Long Beach CA
- In 1992, BQE was awarded an "Excellence in Structural Design"
by the Consulting Structural Engineers Society for the seismic retrofit design. The
challenge in the design was to maintain the historic fabric of the building while
strengthening it for future ground shaking. The entire design was completed using 3D
computer analysis. |
Saint Regis Apartments, Long Beach, CA
- First of its kind, this historic landmark building was designed to withstand
stronger ground shaking. This design involved use of sophisticated computer analysis
resulting in an economical retrofit. BQE contributed to the development of
guidelines for strengthening the non-ductile concrete frame buildings City of Los Angeles
(Div 95) utilizing the design experience from this project. |
Blackstone Hotel, Long Beach, CA -
This non-ductile, concrete frame building with masonry infill was analyzed and
designed using a 3-dimensional dynamic analysis. |
Cabrillo Square Apartments, San Diego, CA
- Located in the heart of downtown San Diego, this 15- story, high-rise,
residential building with a 5-story parking structure went through a detailed probable
maximum loss (PML) analysis. BQE has been awarded the complete retrofit to the tower
using performance-based engineering. |
Georgian Hotel, Santa Monica, CA
- An historic 8-story steel frame and reinforced concrete Hotel with
hollow clay tile interior walls. Structural inspection report prior to Northridge
Earthquake predicted behavior and performance of the building during the January 17th,
1994, Northridge event. |
Warner
Oaks Apartments, Los Angeles, CA - The upgraded, 227-unit, luxury
apartment complex has been designed for improved performance against earthquake forces.
BQE has utililized the proposed Division 93 (City of Los Angeles) code for the
strengthening and stiffening of soft-story conditions. |
ViewPointe
Apartments, Woodland Hills, CA - This beautiful 623-unit apartment
complex is currently being designed to resist stronger earthquake forces. |
